Assistant Community Manager - Midvale, UT - Military Veterans

At Wasatch Property Management, our Assistant Community Manager is the driving force behind bringing people and apartment homes together. They oversee the Accounts Receivable process by working closely with our residents to ensure timely and accurate rent collections. You will also assist in approving move-in files, promoting lease renewals, and building a team atmosphere.

What you’ll do:

  • Handle transactions like accepting and collecting rent and process all move-ins and move-outs.

  • Resolve resident issues.

  • Keep accurate records of prospective and current residents.

  • Connect with prospective and current residents in a friendly and professional manner.

  • Coordinate with maintenance staff to address any apartment-related issues that may arise.

  • Assist in leasing by scheduling and conducting tours of available units.

Benefits and Pay Range:

The pay range for this position is $16.15 - 21.85 USD per hour depending on experience, plus monthly bonus potential!

Candidates starting pay will be determined based on job-related skills, experience, and qualifications.

    Job Description Summary:

    This at-will position assists the Community Manager in the general administration of the property and performs all related management functions, including, but not limited to, coordinating leasing and marketing efforts, approving move-in files, promoting lease renewals, resident relations, team building and any other duties or responsibilities that may be assigned by the Manager. Cross trains on Community Manager’s duties and act in that capacity in the Manager’s absence. Works effectively with other team members and continues to improve and develop skills and knowledge.

    ESSENTIAL FUNCTIONS:

    The following list of functions is descriptive of the work to be performed but it should not be construed as an exhaustive list of responsibilities, functions, or tasks that the job may require.

    • Assist manager in managing community as needed

    • Achieve occupancy and renewal goals through proper marketing

    • Maintain financial records relating to move-ins, move-outs, collections,and all other accounts

    • Process monies for rent collection through scanning, auditing, and creating batches

    • Collect and audit miscellaneous income monies

    • Complete daily bank deposits

    • Prepare and send late reminder notices

    • Assist perspective residents when Leasing Agents are not available

    • Send and deliver non-payment notices to individuals owing monies

    • Send and deliver 3-day notices and understand "Why" process for collection

    • Regularly update delinquency tracker and AR

    • Report delinquencies to credit bureaus pending individual community process

    • Bill and post late fees to delinquent accounts

    • Prepare and send notices for dishonored checks

    • Comply with all state, federal and local laws regarding housing

    • Possess basic understanding of bad debt collection and processes

    • Process evictions and thoroughly understand eviction best practices

    QUALIFICATIONS:

    Minimum Qualifications:

    • Previous experience/responsibilities for operational financial planning and management a plus.

    • Demonstrate computer abilities, Windows (Word, Excel, E-mail)

    • Previous experience with AMSI, Rent Roll, or Yardi a plus.

    • Strong interpersonal and communication skills.

    • Ability to drive others toward maximum customer satisfaction.

    • Must be detail-oriented, flexible, multi-tasking.

    • A creative, motivating personality coupled with the ability to work both independently and as part of a team is essential.

    • Possess strong interpersonal skills, excellent written and verbal communication skills.

    • Good organizational and time management skills.

    • Must be able to work the 1st, 2nd, 3rd, and 4th of each month.

    • Strong analytical and decision-making skills

    • Good influencing and negotiation skills

    PHYSICAL DEMANDS AND WORK ENVIRONMENT: The physical demands described here are representative of those that must be met or may be encountered by an employee to successfully perform the essential functions of this job. The job requires regularly lifting/pushing up to 15 pounds and occasionally lifting/pushing more than 30 pounds or exerting heavy force, in a wide disparity of environmental conditions. The job involves standing, stooping, bending, lifting, pushing, etc. climbing stairs and walking, or its equivalent up to 5 miles for the entire shift. All job functions will be completed in a variety of environmental conditions including adverse weather and extreme temperatures.
