THE OPPORTUNITY
The Transaction Manager is a member of the Development Strategy Center of Excellence Team. The Transaction Manager contributes to Chipotle's Development Plan by assuming primary real estate responsibilities for New and Relocation restaurant projects and provides oversight of Real Estate responsibilities from Site Assessment Request to Landlord or Chipotle construction start to assure adherence to policies and regulation as well as timely execution.
WHAT YOU'LL DO
- Maintain relationships with Landlords, facilitate regular check ins to obtain project and utility updates, and bring high visibility to key milestones to drive accountability.
- Assist in lease negotiations in order to expedite lease execution.
- Monitor compliance with contingency dates in the lease, assuring all deliverable are completed in the appropriate time frame
- Assess Landlord deliverables and partner with Chipotle triad members to inform schedule adjustments as necessary for reliable and predictable project schedules.
- Assume primary responsibility for real estate transactions. This includes managing Landlord Kick Off Calls, assure Chipotle meets contractual obligations, follow up with Landlords on contractual obligations through completion and confirm possession dates.
- Work in tandem with Construction and Design Managers for a seamless transition into permitting, construction, turnover and opening on individual projects.
- Drive awareness of non-standard language in leases and work letters and obtain cross functional alignment as needed.
- Facilitate Real Estate Manager meetings to review project timelines, discuss trends, manage exceptions, share progress towards goals and course correction as needed.
- Professionally partner with key stakeholders across business units and teams to achieve results.
- Assure continuity between leases, work letters, exhibits, etc. to assure required documentation is timely and complete.
- Partner closely with the Implementation Specialist to hold schedule dates and ensure a smooth handoff from real estate to design and construction.
- Prepare site information for Real Estate Package approval.
WHAT YOU'LL BRING TO THE TABLE
- Bachelor's Degree (BA/BS) in a related field.
- 3 + of years' commercial real estate experience
- Strong knowledge of the real estate process, documents, development transactions, site plans, construction documents, municipal code, and legal document administration
- Working knowledge of typical mapping, analytical, and sales projection tools
- Data analysis and ability to utilize Excel and PowerPoint to assist in understanding and presenting data
- Ability to develop and maintain collaborative relationships with colleagues including senior management, and external consultants, Attorneys, Landlords, Developers
- Self-motivated with attention to detail, accuracy, documentation and follow-through
- Excellent interpersonal, persuasion and teamwork skills
- Proficiency to handle multiple projects in a fast-paced, environment
- Exceptional ability to establish priorities and objectives
- Willingness to be flexible, adaptive, and to operate in a dynamic, fast paced environment.
- The position is field based
PAY TRANSPARENCY
A reasonable estimate of the current base pay range for this position is $86,000.00-$117,500.00. You are also eligible for annual cash bonuses and equity awards based upon performance and other factors. Actual compensation offered may vary depending on skill level, experience, and/or education.
