JOB DESCRIPTION SUMMARY
This role is responsible for the strategic leadership and management of a diverse portfolio of properties, overseeing all aspects of property operations, tenant relations, and financial performance. This position involves developing and implementing property management strategies, collaborating with stakeholders, and ensuring the highest standards of service delivery. Key player in optimizing the financial and operational success of the real estate assets under their purview.
JOB DESCRIPTION
KEY RESPONSIBILITIES:
- Provides guidance on staffing and talent acquisition for assigned markets and portfolios, and support Director with interviewing, hiring, orienting, and training team members, and guiding their performance in accordance with Company policies, values, and business practices.
- Leads or participates in process improvement initiatives to enhance business performance, and leading specific project teams in developing and implementing new programs, policies, procedures, and practices.
- Assists with client and customer satisfaction by serving as primary client lead, maintaining frequent communication, providing reports and information on the performance and progress of the portfolio, responding quickly and with urgency to questions, requests, and concerns, and seeking and acting on client feedback for improving overall service.
- Ensures that the portfolio and individual communities meet the established operational, financial, and business performance goals by inspecting properties, reviewing financial, market, and operational reports, and developing and implementing appropriate action plans to achieve results.
- o Manages development and implementation of operational strategy to achieve financial goals and enhance the value of the properties.
- o Collaborates with CMs to ensures that the portfolio and individual communities meet the established operational, financial, and business performance goals.
- Collaborates with regional support services leaders committed to improving asset and team performance.
- Takes ownership of and implements local and national operational initiatives, championing change and ensuring proper adoption of revised protocols at all properties.
- o Oversee and manage budgets, ensuring that financial targets are met or exceeded.
- Prepare and present regular, critical and complex reports on property performance, financial metrics, and market trends to ownership and senior management.
- o Escalated Issues: Acts as a point of escalation for complex tenant issues.
- Drives revenue with thorough understanding and analysis of competition and development of creative marketing programs.
- Oversee maintenance programs to ensure properties are well-maintained and in compliance with regulations.
- Ensures that the appearance and physical aspects of the properties meet the Company's and owner's established standards through routine site and safety inspections and communicates concerns and requests for capital as needed to provide for the physical upkeep of each property in the portfolio.
- Implement preventative maintenance plans to extend the life of assets.
- Stay current with local, state, and federal regulations affecting property management.
- Ensure properties comply with all relevant codes, laws, and regulations.
- Identify and mitigate potential risks related to property management and ensure appropriate insurance coverage.
- Conduct market research and analysis to identify opportunities for property improvement and stay ahead of market trends. Identify and propose opportunities for enhancements to senior leadership.
- In addition to oversight of CMs and multiple assets, this role may include supervision of Regional Property Managers.
BASIC KNOWLEDGE & QUALIFICATIONS:
- Bachelor's/Master's degree from an accredited college or university preferred in Business, Real Estate. or related fields.
- Proven experience in a leadership role with managing diverse properties.
- Proficient in Yardi property management software or other similar property management software
- Strong financial acumen and analytical skills.
- Excellent communication and interpersonal skills.
- Strong knowledge of current market trends and regulatory requirements.
- Abilities to create and proficiently manage stakeholder relationships.
- 5+ years minimum of relevant experience
SPECIALIZED SKILLS:
• Real Estate license required in specific markets, otherwise preferred.
Industry certifications (e.g. CPM, CAPS, CAM, etc.) also preferred

The salary range for this position is $118,000 - $128,000
Additional Compensation:
Many factors go into determining employee pay within the posted range including business requirements, prior experience, current skills and geographical location.
- Corporate Positions : In addition to the base salary, this role may be eligible to participate in an annual bonus program based on individual and company performance.
- Onsite Property Positions : In addition to the base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
