JOB DESCRIPTION SUMMARY

A Marketing & Events Coordinator oversees the end-to-end process of marketing events, from initial concept to post-event analysis. Their responsibilities include developing detailed project plans, selecting and managing vendors, creating event agendas, inviting and scheduling speakers, and promoting events through various channels to maximize attendance. This position is responsible for coordinating the community's marketing and renewal strategies to achieve occupancy, revenue, and resident retention goals. This role will perform all activities related to marketing to new students, providing resident satisfaction throughout the housing cycle, and encouraging residents to renew.

JOB DESCRIPTION

Essential Responsibilities:

• Perform all marketing and promotional activities to achieve community's revenue and occupancy goals.

• Greet prospective residents and conduct community and residence hall tours.

• Keep abreast of current market and competitor conditions that may impact community's occupancy results.

• Develop and implement short- and long-term marketing plans and goals to sustain occupancy.

• Follow community's established polices related to concessions, specials, and other programs to boost and sustain optimal occupancy.

• Design and execute marketing initiatives to create and drive traffic to community, including resident referral and employer outreach programs, using internet marketing tools, and following other competitor's marketing plans, social media posts, etc.

• Use on-site property management software (OneSite, Yardi, College House, Entrata, etc.) to track unit availability, record traffic and leasing activities, manage resident prospect data, and capture critical demographic and other information about current and future residents.

• Ensure community and model units meet partner and company's standards for show quality.

• Inspect units prior to Move Ins to ensure units are move-in ready condition and relay any outstanding items to be addressed to the operations team.

• Respond to resident, parent, client, and owner concerns and questions in a quick and professional manner while taking prompt action to solve concerns and/or refer to the appropriate party.

• Complete various accounting, financial, administrative, and other reports.

• Ascend and descend multiple flights of stairs, especially in cases of emergencies.

• Occasional longer than standard work hours due to high demand for events on certain days, holidays, and weekends to address urgent needs.

• Perform other duties as assigned or as necessary.

Organizational Responsibilities:

• Follow established policies and procedures by monitoring and ensuring compliance with regulatory requirements, organizational standards, and operational processes related to area(s) of responsibility and reporting violations or infractions to appropriate individual(s).

• Practice proper safety techniques in accordance with Company, property, and departmental policies, procedures, and standards by immediately reporting any mechanical or electrical equipment malfunctions, employee/visitor/resident injuries or accidents, or other safety issues to appropriate individual(s).

• Identify areas for improvement and offers suggestions to improve efficiency and productivity.

• Keep abreast of current changes in marketing and event management, processes, and standards within the industry and area(s) of responsibility by attending internal and external training classes, researching,

subscribing to professional publications, or utilizing other appropriate method(s) to obtain business and professional information, and applies knowledge and practices to area(s) of responsibility.

Knowledge, Skills, Abilities:

• High degree of proficiency including but limited to Adobe Creative Cloud Suite (Photoshop, Illustrator, and InDesign), Canva or other graphic design tools, Microsoft Office Suite, social media, content marketing, email marketing, and advertising platforms, analytics and tracking tools, customer relationship management (CRM) systems.

• Knowledge of event planning principles and best practices to coordinate logistics, manage budgets, and to ensure successful even execution.

• Bachelor's Degree in Marketing, PR, Graphic Design or a related field, or at least 2+ years of relevant experience in the field of marketing or event management is a significant requirement.

Additional Compensation:

  • Many factors go into determining employee pay within the posted range including business requirements, prior experience, current skills and geographical location.
  • Corporate Positions : In addition to the base salary, this role may be eligible to participate in an annual bonus program based on individual and company performance.
  • Onsite Property Positions : In addition to the base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
