Employment Type: Permanent Staff (EHRA NF) Vacancy ID: NF0008743 Position Summary/Description: The Executive Director (ED) of Real Estate Development leads the planning and development efforts for Carolina North, a 134-acre site located approximately one mile from the main campus. The ED will lead the master planning effort for the first phase of development that will potentially include a new sports facility, mixed-use commercial development, academic expansion and a broad range of housing, including students (undergraduate and graduate) and faculty, staff, and broader community, with an emphasis on workforce housing. This position will report to the Associate Vice Chancellor for Real Estate and Campus Enterprises and will work closely and collaborate with the Vice Chancellor for Finance and Operations, the Associate Vice Chancellor for Facilities Services, and other senior leadership within the university. The ED will be responsible for all phases of Carolina North, from master planning through project completion and occupancy. The ED will work closely with the Campus Architect and planning consultants to establish a master plan that supports the university's program requirements at Carolina North and develop an implementation plan for pre-development efforts, such as entitlement and permitting efforts, and include interacting with government officials, establishing utility and infrastructure requirements, and coordination with key external stakeholders. This position will manage all phases of commercial development projects; oversee entitlement process and represent the University with regulatory entities; and establish project pro formas, budgets, and schedules. Education and Experience: Master of Real Estate Development ( MRED ) or MBA preferred. Experience in direct oversight of active mixed-use retail, entertainment and/or live event venue ground-up construction projects is strongly preferred. Demonstrated knowledge of the market dynamics, local customs, real estate values, and third-party relationships in the Southeast region. Essential Skills: * Bachelor's Degree in real estate, business and/or economics/finance, architecture or urban planning, construction or related major. * Minimum of 10 years work experience in real estate development, including experience directly leading complex mixed-use design and construction projects. * Significant experience conceptualizing, site planning, programming and executing development of mixed-use, office, retail and multi-family projects. * Strong financial analysis skills, including demonstrated ability to analyze and influence complex financial models and structures with an understanding of corresponding risks. * Strong communication, presentation, and listening abilities, and aptitude for effectively navigating internal and external processes. * Effective interpersonal skills, social and emotional intelligence, and political acumen to operate in a highly dynamic environment. * Self-starter with the ability to establish both project and personal priorities in an organized manner for successful day-to-day and long-term planning efforts. * Proficient in Microsoft Office, Microsoft Project, Excel and Word.
