JOB DESCRIPTION SUMMARY
The Senior Groundskeeper leads a team of groundskeeping personnel that ensures the physical aspects of the community are maintained and standards are met regarding the grounds, amenities, and overall curb appeal, and provides support to the service team members.

1. Plans, organizes, and prioritizes work duties, develops daily work schedules for grounds personnel, and trains and reviews the work of assigned grounds workers
2. Reviews requests for groundskeeping, recommends best procedures or methods for completing jobs, and requests needed equipment, tools, supplies and materials.
3. Monitors stock levels on all necessary grounds inventory, supplies, tools, and equipment, and places orders through the Service Supervisor and/or Community Manager.
4. Inspects, performs, and ensures maintenance and safe operating conditions of groundskeeping power equipment, tools and other equipment.
5. Operates groundskeeping power equipment, as necessary, following safe and proper procedures.
6. Inspects the community throughout the day to ensure all common areas and amenities are neat and free of litter, debris, and pet droppings at all times.
7. Coordinates and participates in the maintenance of the parking lots, walkways, driveways, asphalt play areas, volleyball courts, and other amenity spaces.
8. Prepares and maintains a variety of records and reports including pool chemical log, work orders, and inventory.
9. Knowledgeable of property emergency procedures.
10. Completes assigned minor and routine service requests as requested by Service Supervisor and/or Community Manager, and assists the make-ready specialist in the turn process.
11. Changes all locks in accordance with the property's policy and ensures gates to all pool areas are working according to codes and safety standards.
12. Distributes notices and communications to residents, as necessary.
13. Informs appropriate supervisors of any observed hazard or potentially dangerous situation for residents, team members, guests, and others.
14. Demonstrates customer services skills by treating residents and others with respect, answering resident questions, and responding sensitively to complaints about maintenance services.
15. Complies with Greystar's safety and risk-management policies by attending and participating in the property's routine safety meetings, completing required training on OSHA and other safety related laws and requirements, and by reporting accidents and incidents promptly and accurately.
The hourly range for this position is $20.10-$25.00 (San Jose)
Additional Compensation:
- Corporate Positions : In addition to the base salary, this role may be eligible to participate in an annual bonus program based on individual and company performance.
- Onsite Property Positions : In addition to the base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
