RESPONSIBILITIES
Responsible for leading estimating efforts of gathering, calculating, and compiling data to produce project estimates for mid-sized projects, multiple small projects or in support of a lead estimator on larger projects.
Organize, plan and schedule for estimate preparation.
- Facilitate meetings necessary for completion of estimate, including kick off, status updates, document reviews, final reviews, etc.
- Prepare plan for and / or assign work to ensure complete and reliable estimate incorporating all relevant information, including, but not limited to contract documents, communication with design team and owner, tax laws, collective bargaining agreements, permits and other regulatory requirements, etc. Adjust assignments as necessary to complete the estimate in time allotted.
- Work with project team to determine trade partner strategy and prepare invitation to bid / budget to guarantee complete pricing coverage.
- Obtain all relevant documents including BIM (Building Information Model) necessary to complete quantity survey and to assist in understanding of project. Promote collaboration between all parties to ensure complete understanding of scope that leads to comprehensive Scope and Budget Alignment.
- Ensure completion of changes discussed in estimate reviews.
Ensure complete Quantity Survey of materials / resources required to complete the project - Use knowledge of project type and construction best practices to "fill in the gaps" in early design documents to ensure a complete and thorough estimate that reflects the total scope of work necessary.
Work with project team to determine site logistic and schedule requirements and prepare general requirements estimate
Utilize cost history to inform scope, pricing, productivities, etc.
Work with Project Sponsor and Estimating Leaders to ensure estimate that meets company and group margin goals. Work with Project Team to prepare and present margin plan for approval by project and group leaders.
Work with Estimating Leaders to prepare for, and participate in, Bid Day or presentation to owner
Electronically file appropriate documents. For commercial projects archive in Eos Cortex and Estimate Change Log.
Cost modeling, value analysis and target value delivery
- Provide system area quantity survey and assist Estimating Leaders in utilizing Eos Cortex to price cost model and establish target budgets.
- Utilize estimate, industry knowledge, etc. to provide value analysis to maintain project budgets
- Perform cost studies to assist design team in selection of building systems, materials and other design requirements. Assist Design Phase Team in steering design to budget.
Prepare self-performed work estimates utilizing appropriate levels of detail and TCH (Task Code History) to accurately price the work.
Cost History
- Work with Estimating Leaders, project team and visit project sites to ensure proper allocation and reporting of costs, work hours and quantities to ensure reliability of cost data for use in future estimates.
- Work with Estimating Leaders and Company Cost Historian to record final estimate and, upon project completion, final costs using Eos Cortex for use in cost modeling and in setting targets for future projects.
- Maintain communication with project leadership throughout the project to learn challenges and opportunities encountered to inform future estimates.
Build and maintain relationships with Operations Personnel, design partners, trade partners and owners during estimate and beyond.
Works in collaboration with other team members
- Exhibit strong work ethic, self-starter habits, resourcefulness and business judgement, using the principles of LeadBLU.
- Actively participate in and prepare topics for group estimating meetings and other company meetings as needed.
- Assist in group / company initiatives as needed.
- Develop industry knowledge base - utilize all available resources, trade journals, conferences, work on projects, etc. to develop and maintain knowledge of industry best practices, trends and challenges.
QUALIFICATIONS
- Associate or Bachelor's degree in Estimating, Civil or Electrical Engineering, Construction Management, or equivalent field experience
- Minimum three years construction industry experience
- Detail orientation; proven ability to organize and manage multiple project tasks
- Familiarity with building and estimating techniques and software
- Able to lead multiple small projects
- Able to use BIM, plans and other project documents to successfully quantify the work.
- Builds industry relationships and works to increase knowledge of all building systems
- Basic understanding of cost history and it's uses in pricing work at micro level (unit prices) as well as macro level (building systems).
- Able to complete small self-performed estimates, including general conditions, effectively analyzing data from past projects to price.
- Understands impacts of schedule and logistics on estimate
- Possess basic understanding of construction law and generally accepted business practices
- Proven positive and professional attitude, and strong customer service skills
- Able to effectively present completed estimates to designers and owners with complete command of scope and budget
- Active listening skills and effective communication including an openness to diverse input and feedback
- Ability to travel up to 20%
