What We Offer: The salary for this position starts at $ 48,396 ($ 4,033 /month) This position has been determined to be eligible for overtime (non-exempt) under the Fair Labor Standards Act (FLSA). Work Location: On-site Description: This position serves to perform all maintenance, and repair work (major and routine), using plumbing, electrical, HVAC, and general maintenance skills to ensure proper operation of resident halls, some dining and supportive auxiliary buildings. This position assists in other Auxiliary campus buildings as needed. Position will provide good customer service to students, faculty, staff and external customers. This position supports campus sustainable principles and practices. Employee strives to improve operational performance by evaluating decisions using the sustainability "lens". As essential personnel this position will be required to remove snow and ice when seasonal conditions require it and respond to other campus emergencies if needed/required. Essential Functions: Emergency Response Address power outages, fires, flooding, HVAC failures, and security issues. Participate in seasonal snow removal and ice mitigation. General Maintenance Inspect, analyze, repair, and maintain residential facilities. Perform regular paint touch-ups and carpentry on furniture in lounges and rooms. Assist with moves and key cutting; support custodial staff as needed. Respond to emergency calls and be on call as assigned. Preventative/Predictive Maintenance Conduct routine maintenance on residence halls, dining, and auxiliary buildings. Check, adjust, and repair mechanical, electrical, HVAC, and plumbing systems. Document and prioritize work orders in a timely manner. Reporting and Recommendations Prepare maintenance reports based on inspections and evaluations. Recommend process and equipment improvements for operational efficiency. Mechanical and Electrical Systems Maintenance Maintain, repair, and replace systems related to housing and dining facilities, including: Hot water heaters, smoke detectors, HVAC units, plumbing fixtures, electrical systems, and air conditioning equipment. Proactive Inspections Inspect mechanical rooms and residential spaces for system functionality and freeze hazards. Diagnose equipment breakdowns and develop corrective action plans. Building Automation System Management Monitor and maintain Building Automation Systems (BAS) to optimize comfort and energy efficiency. Respond to building alarms and equipment alerts. Work Order Management Document and record equipment information in the WebTMA system. Respond to work orders initiated by housing staff or residents. Operational Support Drive department vehicles and utilize appropriate equipment for maintenance activities. Conduct all work in a safe and compliant manner. Qualifications Minimum Qualifications: Four (4) years of relevant experience in an occupation related to the work assigned to this position or a combination of related education, formalized apprenticeship program, and/or relevant experience in an occupation related to the work assigned equal to four (4) years. Valid Driver's License. Colorado resident. Preferred Qualifications: Five (5) years of experience in an occupational field related to the work assigned to the position.(Appropriate education or successful completion of a formalized apprenticeship program will substitute for the required experience on a year-for-year basis.) 1 year or more experience in an Essential Personnel role. Physical Requirements: While performing the duties of this job, the employee is frequently required to stand and walk. This position involves climbing, balancing, stooping, kneeling, crouching, reaching, handling and fine motor skills. Tasks may involve looking at computer screen continuously for long periods of time. Talking and hearing within normal range. Clarity of vision for 20 feet or more, depth perception and accommodation, and the ability to identify and distinguish colors. The employee must occasionally lift and/or move up to 100 pounds, and frequently required to lift and/or move up to 50 pounds. This position may be asked to remove snow and ice when seasonal conditions require it. Working conditions: this position will have exposure to extreme cold, heat, and atmospheric conditions. May have exposure to electrical shock, exposure to toxic or caustic chemicals.
