This position will be filled at either the Operations Specialist 2 or 3 level, depending on the skills of the selected candidate. Additional job responsibilities (outlined below) will be assigned if the candidate is hired at the higher level.

Operations Specialist 2 ($76,900 - $122,200)

The Building Automation Systems (BAS) Operations Liaison (Operations Specialist) will monitor BAS and analytics software to identify HVAC equipment failures, performance and comfort issues, work with the Facility Operations Directorate (FOD) Operations group to determine course of action, and provide input, guidance, and support for LANL craft and technicians in repair efforts. This position will be embedded with the Operations organization of the specific FOD (WFO, STO, LFO, or IF) assigned to. In addition, this position will work with the BAS engineering on identifying the root cause and proposing recommended repair, design, or programming modifications. Systems included are network connected commercial grade heating, ventilation, and air conditioning (HVAC) systems and multi-zone systems that incorporate pneumatic, electronic, and/or programmable logic controls.

The successful candidate will be expected to perform the following duties of this position, but are not limited to:


  • Acts as the main contact between BAS Engineering and Field Technicians and the FOD Operations for HVAC maintenance priorities.

  • Daily monitoring of assigned buildings through the building automation, analytics, and alarming dashboards to identify issues within the facilities.

  • Leads collaboration efforts with other facility representatives as required to support the safety/reliability of equipment/systems.

  • Provides support to Facility Operations Building Managers to troubleshoot, mitigate problems and provide a path forward for repairs.

  • Provides guidance and oversight to fitters and electricians in troubleshooting, and repair of commercial heating and cooling systems control components, including global and unit controllers, actuators, sensors, VAV components, VFDs, motors, chillers, boilers, and air conditioning systems.

  • Provides oversight and guidance on the testing and calibration of new component installations.

  • Works with Operations on alarming, scheduling, and operating new and upgrade BAS installations.

  • Works with the field technicians in the coordination, execution, and documentation of the seasonal testing and post maintenance checkouts of all BAS equipment.

  • Interprets as-built building blueprints and works with BAS Engineering to recommend system modifications for upgrade projects in accordance with applicable codes and standards.

  • Researches and selects materials for HVAC systems installation, repair, and maintenance based on LANL standardized components.

  • Ensures proper care in the use and maintenance of equipment and supplies; promotes continuous improvement of workplace safety and environmental practices.

Operations Specialist 3 ($83,900 - $136,600)

In addition to what was outlined at the lower level, at this level this position will:

  • Work independently and provide functional and operational direction to others.

  • Work with the BAS Team, FOD Operations, and Engineers to evaluate and prioritize new and upgrade BAS installations.

  • Recommend design modifications for buildings needing updating.



What You Need

Minimum Job Requirements:

Technical Expertise: Knowledge of HVAC installation, troubleshooting, repair and maintenance. Knowledge of troubleshooting and repair of digital controls systems, including unit controllers, sensors, actuators, and motors. Understanding of principles and basic components of DC electronics. Ability to read electrical/electronic diagrams, blueprints, technical manuals, and control logic blocks in software.

Technology: Skill in the use of computers and basic network configurations. Organizational and computer skills to include ability to use Excel spreadsheets and create lists in SharePoint.

Planning & Prioritization: Ability to develop heating, ventilating, and air conditioning system modification plans. Ability to document and track preventive maintenance activities. Knowledge of mechanical systems, building materials, and emergency maintenance.

Additional Job Requirements for Operations Specialist 3:
In addition to the requirements outlined above, qualification at the higher level requires:

Communication & Teamwork: Ability to lead and train staff and/or students and walk managers through stabilizing systems. Experience with training staff to include how to use the software and diagnosing problems with the hardware.

Technical Expertise: Expert experience with computerized maintenance management systems or work control systems. Demonstrated knowledge in the preparation and presentation of operations reports. Demonstrated ability to contribute to the development of new theories and methods as a process improvement.

Education/Experience Operations Specialist 2: Position requires an Associate's Degree and 4 years of related experience; or, an equivalent combination of education and experience directly related to the occupation.

Education/Experience Operations Specialist 3:
Position requires a Bachelor's Degree and 5 years of related experience; or, an equivalent combination of education and experience directly related to the occupation. At this level, post graduate course work may be desirable.

Desired Qualifications:

  • Basic knowledge of building automation user interfaces, preferably Automated Logic, Alerton, and Trane.

  • Knowledge of the specific FOD facilities.

  • Current or recent Journeyman's Refrigeration or Electrical Licenses (JR) and one other HVAC/Plumbing related Journeyman's Licenses preferred.

  • Active Q clearance.

  • Ability to use hand and power tools, and diagnostic equipment applicable to the trade.

Work Location: The work location for this position is onsite and located in Los Alamos, NM. All work locations are at the discretion of management.

Position commitment: Regular appointment employees are required to serve a period of continuous service in their current position in order to be eligible to apply for posted jobs throughout the Laboratory. If an employee has not served the time required, they may only apply for Laboratory jobs with the documented approval of their Division Leader. The position commitment for this position is 1 year.

Additional Details
Directive 206.2 - Employment with Triad requires a favorable decision by NNSA indicating employee is suitable under NNSA Supplemental Directive 206.2 . Please note that this requirement applies only to citizens of the United States. Foreign nationals are subject to a similar requirement under DOE Order 142.3A.

Clearance: Q (Position will be cleared to this level). Selected applicants will be subject to a background investigation conducted by or on behalf of the Federal Government, and must meet eligibility requirements* for access to classified matter. This position requires a Q clearance. and obtaining such clearance requires US Citizenship except in extremely rare circumstances. Dependent upon the position, additional authorization to access classified information may be required, which may or may not be available to dual citizens. Receipt of a Q clearance and additional access authorization ultimately is a decision of the Federal Government and not of Triad.

*Eligibility requirements: To obtain a clearance, an individual must be at least 18 years of age; U.S. citizenship is required except in very limited circumstances. See DOE Order 472.2 for additional information.

New-Employment Drug Test: The Laboratory requires successful applicants to complete a new-employment drug test and maintains a substance abuse policy that includes random drug testing. Although New Mexico and other states have legalized the use of marijuana, use and possession of marijuana remain illegal under federal law. A positive drug test for marijuana will result in termination of employment, even if the use was pre-offer.
