Position: Property Manager
Type: Direct Hire
Salary: $62K - $65K
Schedule: Monday - Friday, 8 AM - 5 PM
Location: On-site at various communities within Greenville County

Position Summary:
Join our dynamic team as a Property Manager, overseeing daily operations of assigned properties. You'll be responsible for marketing, occupancy, rent collection, lease enforcement, property upkeep, regulatory compliance, and financial performance. You'll also establish and maintain positive relationships with the community, government agencies, suppliers, vendors, and residents, ensuring consistent application of operational policies and procedures.

Key Responsibilities:

  • Daily Operations: Collaborate with the Director of Asset Management to manage properties effectively.

  • Community Management: Regularly walk community grounds, maintain curb appeal, and coordinate maintenance.

  • Inspections: Conduct regular inspections, report safety hazards, and ensure timely repairs.

  • Customer Service: Maintain a clean, organized office and communicate professionally with all stakeholders.

  • Tenant Management: Handle the property waiting list, process applications, conduct recertifications, and manage rent collection.

  • Lease Enforcement: Address lease violations, resolve tenant issues, and coordinate with enforcement agencies.

  • Vacancy Management: Ensure timely turnover and re-occupation of units.

  • Safety & Security: Manage security systems, coordinate with vendors, and maintain communication with local authorities.

  • Financial Oversight: Assist in budget preparation, monitor expenditures, and ensure compliance.

  • Reporting: Complete all required reports accurately and on time.



Requirements:

  • High School Diploma or GED; 3+ years of experience in LIHTC property management preferred.

  • Certification in LIHTC and PHM within 12 months of hire.

  • Strong computer skills (MS Word, Excel, PowerPoint, and Outlook).

  • Excellent communication, customer service, and leadership skills.

  • Ability to work effectively with diverse socio-economic backgrounds.
